I am not an owner of rental properties.  However, I often put myself in the owner's shoes and think about what type of service I would want from a property management company.  There are a few things that would matter to me.  First, I would want information about my property, or the tenant that is in my property on demand.  There is nothing more frustrating than having questions or needing a copy of a form/invoice, finding time to call during my own busy day and then having to wait to get answers to my questions. Second, I would want to keep up with investment property trends.  As an owner, I would want to know what is happening in the market and new laws that are put into place.  Last, but certainly not least, I would want to know that I matter.  I want to feel important.  I do not want to be just another property owner.
